Experience
SAGE's roots are in real property. Marty Rogers is a certified General Real Property Appraiser with over 25 years of auction experience with over $300,000,000 in real estate auction transactions.

Marty has earned:

CAI (Certified Auctioneers Institute) - The professional designation awarded to practicing auctioneers who meet the experiential, educational and ethical standards set by the NAA Education Institute. In order to be granted the CAI designation, auctioneer scholars must have been practicing full-time auctioneers for at least two year (prior to attending the institute), attend all three years of CAI with more than 120 classroom hours, complete all special projects and complete 24 hours of continuing education every three years.

AARE (Accredited Auctioneer Real Estate) - The professional designation awarded by the NAA Education Institute to qualified real estate auctioneers who meet the educational and experiential requirements of the Institute and who adhere to a strict code of ethics and standards of practice. In order to be designated with the AARE, auctioneer-scholars are required to complete 42 classroom hours, a detailed written auction summary report, proof of at least 10 real estate auctions, and 24 hours of continuing education every three years

Most auctioneers evolve from selling equipment or estate sales and think they can sell real estate too but Marty's experience is based in real estate. Real estate transactions are not as simple as selling a tractor. Each property is unique and requires experience to understand who to market to, what the property is worth, what the features, advantages, and benefits are to owning the property, and what due diligence is necessary to reduce risk for Buyers so Sellers receive market value on auction day.

SAGE is a national company, not a franchise. We offers a suite of services designed to meet the needs of asset mangers. We can handle all methods of sale of collateral to maximize recovery in the shortest period of time including note sales, marketing foreclosures, and REO auctions. We provide additional services like property management at no additional cost for vacant properties when it closes with SAGE. SAGE also refunds marketing on properties that sell for $1,000,000 or more!


Due Diligence
Due diligence is key for a successful auction. Buyers in any transaction are going to inspect the property to determine their interest and arrive at a value. In any real estate transaction basic information such as appraisals, boundary surveys, and Phase I environmental assessments are required. Sellers have to provide this information for quick review by prospects to ensure there are no unknowns. Unknowns are perceived as risk and risk is discounted from the retail value. SAGE always provides complete due diligence packages as part of the sale.


End-User Marketing
To receive the values our clients demand we focus on defining a target market of end-users not bottom fishers. End users have the highest level of demand and therefore will pay the most for the property. Many auction companies waste marketing funds on targeting opportunists rather than end users.


Project Management
We provide our clients access to our online project management system so they can check on the sale 24hrs a day. This means each marketing plan, property inspection report and prospect list is at your fingertips at any time. We work with prospects "selling" the property by engaging in a dialogue to find out if there are any objections and address them, show them the features, advantages, and benefits for them to buy, and ensure they are prepared to bid on auction day.


Marketing Summary
Prior to auction we complete a marketing summary that includes how the property was marketed and the response from each advertising method. The summary also includes the results from the property inspections and PIP orders. With this information we discuss with the client our expectations for auction day and review any changes that may be necessary if we think auction day will not meet our clients goals.
